Course Information

COURSE PREREQUISITE (S): Real Estate Agent, Real Estate Boker, Underwriter, Processor, Loan Officer

This course will provide a brief overview of appraisal processes and procedures. Emphasis will be placed on the appraiser qualifications, types of appraisals, comparable selection, and adjustment process. There will be a small discussion on regression, paired sales, aggregate differences, peer model, and market conditions. Students will then learn how to identify signs of a problem appraisal, the appraisal gap, and the options available when financing is involved. Students will then learn how to correctly send a reconsideration of value and get a review ordered for a possible deficient valuation.

Student will learn the following objectives:

  • Understand the appraiser qualification process with licensing.
  • Identify the different types of appraisals in the market.
  • Understand the difference between an appraisal management company and a direct lender.
  • Students will understand the role in determining property eligibility with the FNMA selling guide. Develop a basic understanding of USPAP.
  • Identify the different parts of the appraisal and understand the market conditions.
  • Understand what the appraisal gap is and why it may exist.
  • Identify a possible appraisal deficiency with FNMA market conditions and data inconsistencies.
  • Learn how to request a reconsideration of value successfully.
  • How to handle a deficient appraisal with the lender, buyer, and seller.
